The Beach Street Operation Team works closely with our Development Team to ensure that all details are well thought out and accounted for. Beach Street utilizes unparalleled actual surf park operational experience to help from the initial stages all the way through full operations.

 

1.) FEASIBILITY:

Beach Street will help determine if your strategy, plan and design are feasible and effective. This can be used to validate assumptions, constraints, decisions and your approach to business. Our feasibility studies are grounded on actual operating experience and our commitment to conduct required on-site due diligence.

FINANCIAL: Validating that a goal is possible within your financial constraints. We will compare your strategy to past projects and their outcomes, eliminating factors such as optimism bias that commonly result in poor estimates at the strategic planning stage. Ultimately, our study will tell you how much you should spend in order to assure suitable return.SCHEDULE: Checking to be sure that your goals are possible within existing time constraints. False assumptions are often made underestimating the barriers to entering this space. These obstacles can look very different depending on where your site is. Beach Street Development has worked on many different projects in different states and has more experience than anyone.

TECHNICAL: Confirming that the chosen technology is the correct one for the requirements and goals of the project. There are a lot of wave manufacturers coming to market, so it is crucial to know and understand the pros and cons for each one.

MARKET: We thoroughly review the market in order to properly define the target market. Key demographics of the market are analyzed, both qualitative and quantitative, in order to determine actual supportable market available for your project.

SITE SELECTION / REVIEW: Your selected or proposed site is examined by our field team. We look at critical factors for site development, such as accessibility, visibility, marketability. We also consider local operating environment and climate conditions.

2.) DESIGN:

While this stage is led by our development team, it is crucial that operations team is incorporated to ensure a smooth running facility. We understand what it is like to “work in the trenches” and can advise on many details that will result in high efficiency and better guest experience.

LAND USE: An effective land use plan provides a general idea of the surf components, ancillary attractions, food and beverage, lodging and flow for the project.

MASTER PLANNING: a dynamic long-term planning document that provides a conceptual layout to guide future growth and development. Master planning is about making the connection between buildings, social settings, and their surrounding environments. A master plan includes analysis, recommendations, and proposals for a site’s population, economy, housing, transportation, community facilities, and land use. It is based on public input, surveys, planning initiatives, existing development, physical characteristics, and social and economic conditions. 

PRELIMINARY to FINAL CONCEPT DESIGN: The goal is to further develop the project’s overall exhibit story line and establish a aesthetically pleasing project. All of the components must work together to meet the various parameters; however, the development of the project’s story and design language is more subjective and emotionally driven. The final concept should be designed to cover all economic and operational parameters and provide sufficient detail of the project. It is this convergence of objective criteria and subjective emotions that will create meaningful and lasting experience for all those who enter your Surf Park.

SCHEMATIC DESIGN: The purpose of schematic design is to translate the project program into physical drawings of space. In schematic design, the project team determines the areas, physical requirements and relationships of all the required building spaces and components, then confirms or revises the total building square footage and the total project budget, as well as the project schedule and occupancy dates. Schematic design includes a complete description of building systems (structural, mechanical, HVAC, plumbing and electrical), interior and exterior finishes and the building site. The schematic drawings (floor plans, site plans and building elevations) are reviewed and refined for functionality, usability, required adjacencies, code compliance, security, safety and aesthetics. The project program and the schematic drawings are scrutinized for possible errors or omissions.

DESIGN DEVELOPMENT: DD collects the results from the schematic design phase and takes them one step further. This phase involves finalizing the design and specifying such items as materials, window and door locations and general structural details. These drawings and supporting information provide the foundation needed for your project’s construction documents to be developed.

PRODUCTION & CONSTRUCTION DOCUMENTS: These documents help the consultant, vendors and contractors to implement the project and can include drawings, scripts, and storyboards to support bid documents.

3.) PRE-OPENING:

Beach Street will provide all pre-opening operations planning services to set you up for a safe and efficient operation. Beach Street will develop all systems, procedures, policies, and programs necessary for the operation of your park. This work is undertaken simultaneously with the project’s final design and with project construction. We work alongside Beach Street’s development team, your local teams, the attraction vendors, and the construction team to set up the following documents and programs:

4.) MANAGEMENT:

Beach Street can bring our experience and our global network to your doorstep. We can recruit and hire an experienced team on your behalf. Under our direction and with the support of our corporate team, we will be responsible for the daily operations and management of your park.

  • Recruit industry experienced personnel to place on site in key positions.

  • Oversee the project’s human resource needs, including the hiring, training, supervising, and discharging of personnel.
  • Supervise and maintain complete books and records and complete all required reports relating to the operation.

  • Oversee the maintenance and safety of the project, including all inventories and fixed assets.
  • Supervise and oversee the purchases of all fixed assets, supplies, inventories, and equipment.
  • Prepare and submit an annual operating budget, an annual capital budget, an annual marketing plan, and an annual operating plan.
  • Recommend program, policy, and procedural changes to allow for improved performance and attainment of goals.
  • Operate daily all facilities, activities, and services – that lead to a safe, efficient, and successful operation.
